Portion of a building overlooking the west front, located on the 2nd floor of the building "called NORTH TOWER" and specifically the one on the right for those looking at the complex from Via Provinciale di Lavoria. The rooms have a height of 3.30 m and are intended for office activities. The internal structure is to be considered unfinished.
Attached is sub-unit 75, which represents the exclusive terrace running along the entire north front, the extent of which also includes the outlook and glazing of the adjoining unit, represented by the terrace of sub 74 and specifically sub 76.
The terrace portions in question must be divided with appropriate permanent structures.
This portion of the property is equipped with large glazed surfaces and an armoured entrance door.
The commercial area mentioned above is approximately 110.00 sq m, in addition to the impact of the undivided ownership share on the terrace.
Access to the property is from an internal condominium stairwell equipped with a lift that is not yet operational and identified as Sub 16.
It should be specified that from said sub-unit 16 there is access to the flat roof represented by sub 44 through a provision and future installation of a transparent skylight equipped with a retractable ladder.
Common property:
The multifunctional complex where the property for sale is located is governed by a condominium by-law that regulates the functionality and management of the entire complex for the use of the various units, the common areas, the galleries, the internal square with the fountain, all condominium-type roofs, all footprint areas also intended for green areas, the allocation of expenses, the protection of the overall decorum of the Compartment in its entirety, and in particular also the management of any renewable energy systems that could complete the entire complex.
All parts of the complex are considered common parts when viewed in its architectural and civil unity, albeit with various intended uses, namely those indivisible parts and of common interest for the safeguarding, protection, integrity and preservation of the complex. These include:
- the land on which the various condominium buildings stand, the foundations, the load-bearing structure with the covering roof and anything else that by purpose and use is of common interest pursuant to the current Civil Code;
- all areas of common interest referred to in the title deeds and in any case of general interest for the functions envisaged within the Compartment;
- the systems, drainage networks with the various collection tanks up to the entrance of the individual properties;
- the various tanks provided in the basement level for the recovery of wastewater and/or rainwater to be reused in the production cycle or limited to toilet services only, as these are non-potable waters;
- the vertical risers for electricity, water and the networks of common interest up to the entrance of the individual properties;
- all private roadways serving the complex, including those in the basement level intended for garage areas;
- the decorum and image of the complex viewed in its architectural unity, although internally divided into exclusive properties.
Therefore, all roofs of the various artisan workshops, obviously of a private nature, must be understood as excluded.
Ownership of all common property belongs to all condominium owners in proportion to the value of each unit and according to the thousandths assigned to each property.
The property in question contributes to the maintenance of the common parts of the entire complex, specifically the condominium areas, the fire-fighting network, the technical water network, according to the following thousandth shares: NORTH TOWER overall 89.169‰. Within the north tower 5.976‰.
A completion of works is present; however, it does not appear to conform to the current state of the property. According to the surveys carried out by the consultants, the property is not compliant with the final state filed. To restore building compliance of the property, an application for an assessment of compliance may be submitted pursuant to art. 209 of Regional Law no. 65/2014 and subsequent amendments, with payment of the relevant penalties.
In particular, the indicated discrepancies are not essential variations, but they are nevertheless remediable upon payment of charges and penalties.
