The land is located in the Municipality of Vallerano in the locality of Vignano.
It has an area of 3,817 sqm.
The area is located south of the urban center, at the edge of a portion of consolidated building fabric, in an elevated position compared to the sanctuary of the Madonna del Ruscello and therefore in a panoramic position that allows a wide view of the southern valley of the town, framing its entrance from Provincial Road 65.
The historic center is about 200 meters away.
Access (vehicular) to the lot is through a double-leaf iron gate located on the south side of the public square of Via VII Fratelli Cervi. The land is almost flat and is completely fenced: to the east, it is bordered by a series of retaining walls that mark the boundaries of the adjacent residential buildings, to the south and west, beyond the iron fence, the lot is physically circumscribed by a steep slope that outlines its perimeter.
On the land, there are some hazelnut trees, located along the entire east side. The remaining area is left green.
Parcel 83 of sheet 5 corresponds to a rural building that does not actually exist as it is a ruin.
From the zoning contained in the P.R.G., it is possible to establish that the land has the following urban destination: "G" PRIVATE GREEN: New residential constructions are not allowed. For existing constructions, all recovery interventions are allowed, including demolition and reconstruction without increasing the overall volume and that of the existing residential. In areas free from existing homes, facilities for garden use or cultivation (greenhouses, storage for pots, woodsheds, and similar) are allowed; covered surfaces exceeding 15% of the undeveloped space cannot be created nor closed volumes, even underground, for a volume exceeding 0.03 mc per sqm of undeveloped space. If the space intended for detachment from the boundaries is occupied, the height of the structures must not exceed that of the boundary wall.
It should be noted that a portion of land (to the north) falls within the F1a zone - Public parking and another (to the south) within the area of the Madonna del Ruscello.
From the analysis of the Regional Landscape Territorial Plan, in Table B, part of the land is within the protection strip of watercourses "c) protection of rivers, streams, watercourses" as per art. 36 of the NTA of the PTPR.
