AT AUCTION Business branch of organization and management of the boarding house/dormitory/canteen and gym in Perugia

The activity is currently carried out in a portion of the real estate complex located in the Municipality of Perugia, Strada Lacugnano n°67 registered in the land registry at Sheet 281 parcel 7, floors T-1-2-3-4-5, category B/5, class 3, cadastral area 14,222 sqm and R.C. 67,139.28 euros (in the remaining part of this real estate complex, the activity of the business branch related to the organization and management of schools and training courses is carried out, subject to a separate sales procedure). It should be specified that the business branch in question does not include in any way either the ownership or any other real right on the aforementioned real estate complex, nor on the portion of it where the activity of this branch is currently carried out.
The assets and rights that are the subject of the business branch are as follows:
- Administrative authorization for Study Stay Center issued by the Municipality of Perugia on 2/9/1999 prot. n° 83088 and Health Authorization issued by the Municipality of Perugia on 27/04/1999 prot. n° 49437;
- Instrumental goods including furniture, equipment, and systems.
The business branch subject to appraisal does not pertain to any employment relationship.
The managed boarding house is equipped with 150 beds, in addition to a recreational room, reading room, and refreshment point active for breakfast, lunch, and dinner, while the sports hall in management has a stand for about 300 people and can also host matches and tournaments of volleyball, five-a-side football, and basketball, as well as sports and cultural events, meetings, and conferences. A gym is also present.

It is noted that there is currently a lease contract for the business branch concerning the organization, management, and operation of the boarding house/dormitory and canteen, as well as the organization, management, and operation of the gym for amateur and/or professional sports purposes, equipped with the Administrative Authorization for Study Stay Center issued by the Municipality of Perugia on 2/09/1999 prot. n° 83088 and the Health Authorization issued by the Municipality of Perugia on 27/04/1999 prot. n° 49437 and concerns movable assets and equipment, authorizations, licenses, and/or permits issued by Public Administrations for the conduct of business activities, as well as the availability of part of the premises of the property located in Perugia Strada Lacugnano n°67 registered in the land registry at Sheet 281 parcel 7, floors T-1-2-3-4-5, category B/5, class 3, cadastral area 14,222 sqm and R.C. 67,139.28 euros. The annual rent has been agreed at 100,000.00 euros plus VAT and the duration has been agreed at 3 years with tacit annual renewal.
Subsequently, regarding the real estate portion subject to the lease of the business branch mentioned above, the tenant stipulated:
i.) on 31/10/2023 a lease contract with (omitted), lasting six years tacitly renewable for another six, concerning the gym, at an annual rent of 42,000.00 euros for the first year and 36,000.00 euros starting from the second year, plus VAT;
ii.) on 04/09/2024 a lease contract with (omitted), lasting three years, concerning the remaining part of the property subject to the lease of the business branch with the Company, at an annual rent of 200,000.00 euros plus VAT
