Complex consisting of land and old rural buildings in poor condition, grouped and close to each other, as well as the farmyard serving the buildings.
The structures are built in stone and bricks, with pitched roofs.
The building registered as a dwelling is, in fact, not habitable and, to make it so, would require major renovation. Likewise, the storage buildings are in a condition of precarious stability.
The land surrounds the buildings; it consists of flat arable land, irregular in shape, easy to access and cultivate.
The buildings were constructed on the former parcel no. 46, all prior to 1 September 1967.
As these were rural buildings not registered at the time, they were regularized with the transfer to the urban cadastre on 13/09/2010.
The land falls within an "Areas of re-functionalization" zone.
These are areas essentially free from construction, marginal with respect to the compact city, but still within the urban context of Lucera and defined by elements of the infrastructural framework (existing road system).
Art. 30.1- ARU.vs - Re-functionalization area, Salnitro vicinal road: essentially free from buildings, it is a large marginal area located between Via Foggia and the Salnitro vicinal road, at the edge of the built-up city and adjacent to the areas of the "167" and of "Lucera".
The presumed buildable area amounts to ha 3.50.00; the achievable volume is 0.6 m³/sqm, of which 0.4 m³/sqm for residential and 0.2 m³/sqm for productive use.
It follows that:
- for residential use, an area of 14,000 sqm is buildable and, considering a height of 3 m per floor, the achievable floor area is 4,667 sqm.
- for productive use, an area of 7,000 sqm is buildable and, considering a height of 3.80 m, the achievable floor area is 1,289 sqm.
