Warehouse packed with materials that have clearly reached the end of their life cycle and must be classified as waste.
Specifically, the following are present:

- Construction and Inert Waste: Bags of adhesives and mortars that are open or deteriorated, tile offcuts, pieces of plasterboard and rusted metal profiles.
- Hazardous and Chemical Materials: A large quantity of paint cans (many of which are partially used or dried out), solvents, engine-oil containers and gas cylinders.
- WEEE (Waste Electrical and Electronic Equipment): Obsolete IT hardware (PC towers), broken light fixtures, decommissioned electrical cables and a large quantity of stacked fluorescent tubes.
- Damaged Furniture and Timber: Chipboard panels and various wood species, partially disassembled or damaged, together with office seating that is visibly worn or broken.
A visual inspection shows that none of the goods present has any remaining economic or market value. The items are characterized by obsolescence, poor state of preservation and dirt.
On the contrary, the entire mass of materials represents an economic liability, because:
- No realizable value: The equipment and residual consumables are partially used, non-compliant or degraded, making resale impossible.
- Disposal costs: The presence of special waste (such as paints, fluorescent tubes, oils and cylinders) requires the intervention of specialized companies and the payment of fees for delivery to an authorized landfill.
- Labor costs: Sorting and handling such a quantity of material requires a considerable commitment in terms of working hours for clearing and remediation of the premises.
In conclusion, the premises currently serve merely as a storage area for scrap, where the cost of restoration and waste disposal far exceeds any hypothetical value of the materials contained.

The lot therefore consists exclusively of obsolete, deteriorated, unusable materials that can be classified, in whole or in part, as waste, including special and/or potentially hazardous waste under the applicable regulations. It is therefore specified that the successful bidder will be required, at their sole care, expense and responsibility, to fully provide for the removal, handling, transport, recovery and/or disposal of all materials included in the lot, in full compliance with the applicable regulations
