The lot consists of an ancient real estate complex called "Corte Braida" and a nearby plot of land located on the outskirts of the city of Erbè.
The ancient real estate complex "Corte Braida" consists of a large historic agricultural courtyard consisting of a set of buildings used for rice processing with developing agritourism activities, residences, swimming pool, stable, two silos, open area, barn, and rustic buildings. The property also includes land.
The structure consists of:
- SUB 2. Original main residence. The original residence has been renovated on the first and mezzanine floors and part of the ground floor, it is spread over the building on three above-ground levels and a mezzanine. On the ground floor, there is a large entrance, study and connection to the anteroom and bathroom area of the agritourism, dining room, kitchen, living room, hallway, bathroom, and staircase connecting to the first floor. The mezzanine has a residential unit, renovated, consisting of a room with a living room, bedroom, anteroom, and bathroom covered in ceramic with sink, toilet, bidet, bathtub, towel warmer, while in the remaining rooms there is a traditional heating system with cast iron radiators. On the first floor, there is a residential unit, renovated in 2007, consisting of a living room, kitchen, two bedrooms, two bathrooms, wardrobe, storage room, and corridor. The floor is parquet and the heating system is underfloor. The second floor-attic does not have a finishing floor but only a cement screed, the walls are partly plastered and partly exposed bricks.
- SUB 3. Former workers' residence, consisting of a residential unit originally used by employed workers, currently the original destination is still evident, spread over two levels with four rooms on the first floor and four rooms on the ground floor. The unit is in poor condition and in need of total renovation.
- SUB 4. Former warehouses/deposits. Agricultural warehouse/deposit spread over two communicating floors with a staircase. The dilapidated state is currently not usable and therefore needs to be completely renovated.
- SUB 5. Residential house and technical room. The house is spread over two above-ground floors, completely renovated, consisting of entrance, double-height living room and open kitchen, bathroom, hallway, study, and staircase to the first floor, loft overlooking the living room, corridor, sitting room, 3 bedrooms with private bathroom, and large porch overlooking the inner courtyard, adjacent to the bed & breakfast area. The first-floor floor is parquet. The heating and cooling system is underfloor. Small technical room in concrete, with three PVC doors for technological systems, storage tank, and boiler.
- SUB 6. Various buildings of the company complex. - agritourism area - there are 3 interconnecting rooms, used as a dining room with a small kitchenette, storage room, and warehouse. It has an aspiration system and underfloor heating. On the ground floor, there is the kitchen area. Large porch. - Room on the first floor with 3 bedrooms with bathroom. Warehouse room for grain/rice storage, a photovoltaic system is installed on the roof; there are two adjacent systems, the first one of 18.9 KWp for the company and the second one of 4.2 KWp for residential use. Room used as a dining room for the agritourism activity recently renovated, connected to the rice mill and the subsequent kitchen. Porch room with stable, located in the central part of the courtyard, no longer functional, and above barn. Porch room on the ground floor and attic-barn on the first floor, a central thermal room, and a storage room. The attic-barn area, accessible only from map 45 sub1, from the attic of the original residence, has a visible wooden roof with trusses of different heights; the floor consists of wooden planks of the structure and walls partly plastered. Swimming pool area (14 x 6 m) with sunbathing area.
- SUB 7. Former caretaker's residence. Dilapidated residence, adjacent to the stable barn, spread over two levels, ground, and first floor, consisting of three rooms and accessories on the ground floor and three rooms and accessories on the first floor. The property needs a complete renovation.
There are urban planning irregularities to be resolved.
The property is currently occupied, the order for the release of the property from the sale is already included in the decree opening the liquidation procedures of the assets.
The land of parcel 697 falls under "Private green area bound" and is regulated by art. 48 of the Technical Implementation Rules of the PRG.
