The land for auction is located in Contrada Balate in the Municipality of Augusta, northwest of the urban center, near the entrance to the city from the State Road 193.
It has a total area of 2,422 sqm.
This is an undeveloped and partially excavated lot, accessible only from a road, at the entrance to which there is a metal bar with a padlock, located between built lots occupied by industrial warehouses. Access to the land is marked by gates (one double-leaf driveway gate and one pedestrian gate), located in the northeast part of the aforementioned road, situated between the two buildings bordering the land itself.
The lot is bordered to the north by the fence adjacent to the railway embankment, to the west and south by the fences and buildings of adjacent lots.
In the southeast portion, the land is diagonally crossed by a path, mostly overgrown with spontaneous vegetation, located at a lower elevation than the land and bordered by concrete parallelepiped blocks, which starts from the underpass crossing the railway embankment.

The land falls within Zone "F – Equipment and Facilities" of the current General Regulatory Plan "MARCON" of the Municipality of Augusta and is subject to the railway safety zone, for which "along the routes of the railway lines it is prohibited to build, reconstruct or expand buildings or structures of any kind at a distance, to be measured in horizontal projection, less than thirty meters from the boundary of the occupation zone of the nearest railway track".

It should also be noted that within the land itself, along the southwest boundary, there is a container not included in the sale.
