The property up for auction consists of a small industrial warehouse in the ceramic sector and building land.
The building land has an area of 17,700 sqm.
According to the current Urban Planning Tool of the Municipality of Fabrica di Roma approved by D.G.R. on 17/05/2016 no. 256, the lands fall into two different zoning categories specifically:
- Zone "C3– Private Green" with a territorial index of 0.20 mc/sqm for a total area of 13,420 sqm
- Zone "D3 – Industrial" with a coverage ratio of 0.70 sqm/sqm for a total area of 4,280 sqm.
The warehouse, which consists of a corner portion not detached from the industrial plant of the company - the latter already awarded through an enforcement procedure before the Court of Viterbo - has an area of 410 sqm; it is intended for storage, currently unused, consisting of a single room.

A small extension has been made without authorization and will need to be demolished.

Please note that the lands are encumbered by "Level" as the Municipality of Fabrica di Roma is the grantor, therefore the full ownership of the lands must be redeemed through the redemption "affrancazione" of the level, as better indicated in the attached documentation.
