The buildable area consists of a building disused for many years and in a rather advanced state of deterioration.
The location, within a residential neighborhood, is adjacent to a school and previously its use was as a school cafeteria.
The existing building is arranged over two levels, ground floor and first floor. The ground floor is divided into three main areas as well as a series of ancillary rooms. The three areas are the dining hall, the kitchen, and the pantry with cold rooms.
Access points are distributed and kept separate for staff, suppliers, and students.
The first floor is accessed through a separate entrance on the south side and via a staircase leading to an attic and a large terrace.
The real estate complex is classified under the current Plan of Interventions as ZTO E-Rural, regulated in the NTO at art. 40.
The state of preservation of the property, whose construction was completed in 1985, appears to be severely deteriorated. Water infiltrations have soaked the slabs and masonry, and a prolonged period of abandonment has caused deterioration of all building components, from partitions to finishes, waterproofing, and systems, which are now unusable.
