The building, consisting of a single body of the building, is divided into two portions:

- production area and warehouse;

N° 2 INDUSTRIAL COMPLEXES FOR THE PRODUCTION OF CERAMICS
SITES IN THE MUNICIPALITY OF MELFI (PZ)


Please note that the curators of the failures indicated above:

having received an irrevocable purchase offer, subsequently attributed on behalf of the ORIGINAL BIDDER, of the industrial complexes of the bankruptcies NRF 599/12 and NRF 600/12 for the production of semi-finished products and the consequent finished ceramic products, as indicated in the respective appraisals drawn up by the technicians of the procedures and viewable in the tender documents, for the total amount of € 3,350,000.00 (€ three million, three hundred and fifty/00).
They invite those interested to submit a unitary and comprehensive improvement offer for both industrial plants, under the following conditions:
1. Price: each bidder will be able to offer an improved price of the one already received increased by at least €100,000.00 (one hundred thousand/00).
2. Purchase offers: Interested parties must send their offer, drawn up in Italian, in a sealed envelope, to the office of the receiver NRF 600/12, Dr. Vincenzo Moccia, located in Melfi (PZ), cap 85025, at Via San Francesco, 24, by 12.00 noon on 21/06/2022.
3. Deposit: The offer must be supported by a deposit equal to 20% (twenty percent) of the price offered, to be paid by means of two bank transfers and in the proportion indicated below on the current accounts respectively of the Bankruptcy NRF 600/12 and the Bankruptcy NRF 599/12 and whose bills proving the irrevocable transfer, must be included in the envelope containing the documents and the closed envelope of the offer

The compendium in question consists of an industrial factory created for the production of must and wine, now also used as an oil mill and packaging of some vegetables.

The total area is 6,850 square meters and is spread over:

• shed of about 1,000 square meters equipped with reinforced concrete tanks partly above ground and partly underground. The tanks have a total capacity of approximately 17,000 hl;
• shed of about 180 square meters equipped with underground reinforced concrete tanks. The tanks have a total capacity of about 1,700 hl;
• shed of about 160 square meters;
• shed of about 600 square meters whose roof is in asbestos;
• shed of about 450 square meters whose roof is in asbestos;
• shed of about 220 square meters;
• shed of about 1,700 square meters used as an oil mill whose coverage is in eternit;
• building of about 110 square meters used as offices;
• building of about 85 square meters used as a guard room

In the square there are tanks for unloading grapes.

The structure is located in a building area, therefore the volume achievable with a possible modification of the destination would make it attractive for demolition and reconstruction.

The finishes of the real estate complex are mediocre, dated, with many areas in dilapidation and in need of maintenance. Furthermore, part of the compendium on the cadastral map is identified as a courtyard but in reality it was covered with roofs and buildings that were not correctly or totally not registered.
Some buildings have been enlarged and not regularised. Depending on whether you want to demolish or regularize them, the expenses and charges will be borne by the successful tenderer.
For parcel 228 of sheet 24 which is still in the land registry of third parties, it is specified that if during the transfer, the transfer of this parcel does not pass, the buyer assumes the burden of regularization.
To proceed with the possible regularization of the company, three transfers should be carried out:
- the succession in favor of the Germans of the third of plot 228;
- the sale of the parcel in favor of the bankrupt company of parcel 228;
- the transfer of the transfer decree (relating to parcel 228 only).
The cost of the three transfers would amount to approximately €220.00 in living expenses plus the professional's fee.

It should be noted that the presence of asbestos requires encapsulation or replacement at very high costs, just as the possible cost of demolishing and disposing of the concrete tanks, should one wish to change the destination, can also be particularly costly.

The entire compendium is the subject of an annual rental contract stipulated by the Curatorship with expiration on 17.12.2024 which states, in article 8), that the tenant "declares and undertakes to return all movable and immovable property upon expiry of the contract or, pending the expiry of the contractual term, if the Receivership sells the same, in the same conditions in which they were found and with a deadline for release of 20 days from the event that determined the dissolution".

The property in question, located in an urbanized area located close to other artisanal and industrial activities which give the area a point of reference for the local market, develops along a completely flat valley located 8 kilometers from the A14 motorway exit of Grottammare and 10 kilometers from the state road Adriatica can be reached directly along the Provincial Road n. 92 eastbound.

The building, with a completely fenced area, can be divided into two distinct portions, the one facing the road located parallel to Provincial Road no. 92 and the warehouse built in several phases and the result of expansions.

The street side portion is a rectangular reinforced concrete structure, which is spread over three floors above ground, the first ground floor largely intended for the display of furniture and the offices of the interior designers, the first floor, with both external and internal, intended for the administrative sector and appropriately divided with equipped walls, the second floor of variable internal height, intended for archive, test room and warehouses.

The ground floor, of approximately 5,600 m2 and detached accessories for approximately m2. 180, is divided as follows: Entrance sqm. 50, exhibition rooms with sales boxes, bathrooms and changing rooms sqm. 1,140, furniture/finished product storage m2 650, laboratories/warehouses m2 3,020, finished product load m2 460, painting rooms sqm 150, CNEL cabins, power plants, compressor rooms sqm. 130., completely painted, with aluminum frames and shatterproof glass. The systems were also adapted and overhauled to provide the exhibition room with the necessary light.

The first floor of 412 m2 is intended for offices and has been divided with equipped walls in aluminum and glass, with carpeted floors, the walls are painted, the fixtures are in aluminium. The first floor has a balcony with iron railings on the south and east sides.

The second floor has a surface area of 415 m2 and can be reached from the internal staircase connecting all floors, and is intended for archives and a rehearsal room. The internal heights vary from 1.95 m. at 3.95 m. and part of the floor has been divided with equipped walls which are well lit and ventilated.

The three floors are also connected by a lift/hoist.

The roofing is made of asbestos-cement sheets (eternit).
