The building is registered at Real Estate Registry of City of Trezzano Rosa at sheet 2:

Land located in a semi-central area with a predominantly residential character; the presence of both public and private infrastructures and services is sufficient.

The area in question was part of a development plan indicated with the abbreviation ATU1, the agreement for which was signed on 02/10/2008 between the Municipality of Pozzo D'Adda, the bankrupt company and a third party.
The development plan envisaged the development of a very large area, the construction of which was divided into 14 lots.
The area subject to estimate corresponds to lots from 11 to 14 also indicated with the letter F where lots 11-14 included a building characterized by a ground floor on stilts, a basement intended for garages and cellars, a first floor with only three houses and second floor with four attics for residential use

With reference to the plan of the PGT in force, the area subject to estimate is represented graphically as if it were intended for urban planning standards. Following checks with the Municipality, it appears that the graphic representation is the result of a material error as reported by resolution no. 61 of 05/26/2023.

According to the investigations conducted by the expert appraiser, the lot develops a building capacity determined by the agreement for lots from 11 to 14 as follows:
First floor: 580.80 m2 + Attic floor: 774.40 m2 = GFA 1,355.20 m2 rounded up to 1,350.00 m2)..
