Bitkisel kökenli ürünlerin (tahıllar ve yağlı tohumlar) işlenmesine, hayvan beslenmesine yönelik türev ürünlere (yem) dönüştürülmesine ve ayrıca yağlı tohumlardan gıda/zooteknik amaçlı yağ çıkarımına daha önce tahsis edilmiş; müştemilat alanı ile birlikte sanayi kullanımına yönelik 8 adet hangardan oluşan gayrimenkul kompleksi.

Kompleks şu bölümlerden oluşmaktadır:
- yem fabrikası ve paketleme alanı 187,00 m²
- depo amaçlı üç ambar 781,00 m²
- ambar 193,00 m²
- yağ çıkarımına ayrılmış alan 218,00 m²
- dökme ürün deposu hangarı 565,00 m²
- atölye 66,00 m²
- ofisler 70,00 m²
- dış avlu alanı 9.330,00 m²

Bitümlü kaplaması bulunmayan dış avlu, malların yükleme ve boşaltılması için nakliye araçlarının manevrası amacıyla kullanılmaktadır.
Avluyu oluşturan alan üzerinde, Amelia 54 pafta 46 parsel ile kayıtlı binanın lehine bir geçiş irtifakı bulunmaktadır. Söz konusu irtifak yirmi yılı aşkın süredir çekişmesiz olarak kullanılmakta olup, zaman içinde resmileştirilmemiş veya tapuya şerh edilmemiştir.
Uygunsuzluklar mevcuttur.
Alıcı, Satış İlanında daha ayrıntılı belirtildiği üzere, devir işlemi sözleşmesinin imzalanmasından önce söz konusu uygunsuzlukların giderilmesinden kendi sorumluluğunda ve masrafları kendisine ait olmak üzere yükümlüdür.
