The building area in question is located in a peripheral area east of the city of Gorizia, near Slovenia border.
The area is characterized by the presence of villas and small multi-family houses of 2/3 floors surrounded by private greenery.
At present, the area is in a state of neglect and partly covered by spontaneous vegetation.

The General Town Plan of the Municipality of Gorizia, approved with D.C. n. 20 of 18 July 2001 and became effective with the publication in the BUR no. 42 of 17 October 2001, includes the assets subject of this assessment within the homogeneous area C, sub-area C1, called the internal residential area.
It should be noted that the agreement stipulated at the time with the municipality of Gorizia is no longer valid.
The parcel n. 3444/1 is burdened by mortgage registration in favor of Banca Popolare Friuladria S.p.A. for a registered capital of € 1,730,237.00 against a residual mortgage debt of € 385,852.00.
