The undersigned Dr. Sofia Poscoliero, appointed Liquidator of the Procedure in the epigraph with the Decree of the Court of Vicenza of 20 January 2022 and deposited in the Chancellery on 25 January 2022, announces that the following are offered for sale

SINGLE LOT: Production building with exclusive uncovered area, consisting of building, laboratory and warehouse located in Bassano del Grappa (VI), via Voiron n. 27

The property is registered as follows:
Cadastre Buildings of the Municipality of Bassano del Grappa, Sheet 13, m.n. 625 - Category D / 1- R.C. Euro 32,821.09 - full ownership 1/1;
Land Registry of the Municipality of Bassano del Grappa - Sheet 13, m.n. 542 - semin.arbor. - are 3.59 - Royal Decree Euro 2.78 - R.A. Euro 1.48 - full ownership 1/1.

The building was built in 1990 and is for industrial use. The property is located in the immediate vicinity of the Pedemontana Veneta highway toll booth in Bassano del Grappa (VI).
The building consists of a block of offices, which are divided into two floors above ground, one
part for production purposes, which develops on the ground floor, and from an adjoining area used as a warehouse (storage and logistics area).
The aforementioned property is better described in the appraisal report signed by the expert Arch. Michela Marchi dated 24.11.2020 which must be consulted by the bidder, to which express reference is made for anything not indicated in this notice of sale. .

STATUS OF EMPLOYMENT: the property is currently occupied by a tenant company with a registered lease contract lasting until 31 December 2022.

The complex covers a gross area of about 70,000 square meters, is located in the production area and consists of a dilapidated factory and shed - to be demolished except for the conservation constraint relating to the chimney and the office building - and exclusive uncovered entrance, parking, deposit of materials and lands and green area.

The buidling is registered at Real Estate Registry of City of Isola Vicentina at sheet 22:

The property is spread over two levels and is divided into a laboratory, offices and concierge. The outdoor area has an area of 2,689.29 square meters used as a maneuvering area and where canopies have been built.

According to the P.I. approved with D.C.C. n. 45 of 28.07.2009 and subsequent variations, the area is identified in zone D4 / 1 "Production area of reconversion".
According to the PAT approved with D.G.R. n. 3085 of 21.10.2008 the area is indicated in the Transformability map as redevelopment and reconversion areas.

There are urban and cadastral discrepancies that will need to be regularized.

It also points out the need to reclaim some canopies made of asbestos-cement.

Industrial building with land in San Bonifacio (VR), Via Lobbia 72 - LOT 4

The building is registered at Real Estate Registry of City of San Bonifacio at sheet 5:
Parcel 574 - Sub. 2 - Category D/8 - Cadastral Rent € 7,705.54

The property in question has a rectangular shape, intended as a laboratory, once used for turkey breeding, located to the north of a large area of exclusive relevance. Access is from the public road Via Lobbia n.° 72, from a small road of which the bankrupt company enjoys the right of joint ownership with others, registered as BCNC m.n.° 574 sub 4.

The building has a prefabricated metal structure with reinforced concrete casting, metal trusses roof and eternit corrugated roof, with rock wool insulation and a tile ceiling. The vertical walls are made of plastered brick interrupted by windows with metal frames, mostly without glass. The flooring is in beaten concrete.
The property has not been used for some time, left in a total state of abandonment.

The land falls within the Agricultural Zone and is regulated by article 46 of the Technical Operating Regulations.

In the relevant area there are piles of waste and/or materials of different nature, which must therefore be removed and properly disposed of by awarder.

There are also other steel structures to protect specific machinery for processing stone materials.
The roofs built cannot be remedied and will have to be removed, while for the other buildings, which do not generate volume or covered surface, it will be necessary to present a request for landscape compatibility and a SCIA in amnesty.
The interventions on the land subject to amnesty do not require inclusion in the map/cadastral change as they are artifacts that do not generate covered area or volume.
The existing building is registered correctly and in accordance with the state of the places.

The building in question has a technological function, it is an electrical substation serving the neighboring buildings used as storage and as craft activities above which, on the roof, a large photovoltaic system is installed. The building is of recent construction in an excellent state of maintenance and conservation.
The property is strictly at the service of the neighboring buildings, given the nature of the construction, it is not conceivable for any other use not connected to the existing system, it is therefore bound to this purpose.
