AT AUCTION Factory in San Vito Chietino (CH)
The factory for auction is located in a strategic position a short distance from the city center and only about 2.5 km from the A14 exit of Lanciano. Additionally, the site is located about 3.0 km from the San Vito Lanciano train station.
The property consists of several adjacent buildings distributed as follows:
• building no. 1: consisting of a prefabricated concrete structure and an underground reinforced concrete structure, where the electrical panel of the photovoltaic system is located, connected to the outside via a concrete staircase; it has an unauthorized wooden structure on the northwest corner;
• building no. 2: consisting of an old iron roof, a load-bearing masonry structure with a cover of asbestos cement panels suspended by a concrete floor and in poor maintenance condition, and a building used as offices, located in the entrance area from the provincial road, a portion of which has been transformed into an unauthorized apartment; the removal of the aforementioned asbestos cement panel cover has been ordered through an administrative procedure initiated with prot. no. 15608 of 23.09.2023 (ATTACHMENT 7);
• building no. 3: consisting of a prefabricated concrete structure that partially houses a roof and partially an office with unauthorized attached services.
On the roof of the prefabricated concrete structure of building no. 1, there is a photovoltaic system connected to the electrical grid with a power of 99.90 KW and a theoretical annual energy production of approximately 119,880.00 kWh, but it is currently not feeding energy into the
grid and requires extraordinary maintenance interventions better quantified and described in the appraisal report.
