The property is represented by an industrial building for shop-office use, raised on two floors above ground, located in the Municipality of Foligno, via Romana Vecchia, in addition to the exclusive appurtenant courtyard.
The total area is 2,684 square meters between covered and uncovered area. The property, entirely fenced, is accessed via an electrically controlled sliding gate in galvanized steel. The square, partly intended for parking and partly for goods storage, is totally asphalted.
 
The building, built in recent times, has a prefabricated reinforced concrete structure, infill in prefabricated panels and a flat roof. It is built on two floors above ground as follows:
- Ground floor: has a total area of ​​approximately 592 square meters and a useful internal height of 3.85 m; it consists of two rooms used as a warehouse and a room used as a vehicle shelter, which can be accessed from the outside through driveways; there is also a room for office use and a bathroom with anteroom; as for the finishes, the floor is of an industrial quartz type, with the exception of the office and bathroom floors which are single-fired; on the infill walls there are a series of windows consisting of plexiglass portholes. The following systems are present: electric on channel, plumbing and sanitary. A sheet metal shed was built adhering to the north-east side to serve as a goods warehouse.
- First floor: it is connected to the ground floor by a spiral staircase in marble and concrete grit with iron railing and an area of ​​approximately 592 square meters and a useful height of 3.20 m. Access from the outside is from the square used as a parking lot via a central flight of steps equipped with two side ramps for the handicapped. On the front side there is a large glass and aluminum display case, centrally interrupted by the main access door that leads into the entrance-reception. At the center of the entrance there is a fountain covered in mosaic, in correspondence with which, on the roof of the building, a transparent plexiglass dome has been positioned. From the entrance-reception you can access the exhibition hall on the right and the office area on the left, divided into 4 offices, meeting room, closet, 2 bathrooms. As for the finishes, the floors are partly in porcelain stoneware and partly in single-fired tiles, the windows are made of plexiglass portholes and the internal doors are in honeycomb wood. The showroom has a plasterboard false ceiling with an exposed steel structure. The offices have been created with equipped walls covered in wood, some of which have glass windows in the upper part.
 
The following systems are present: concealed electrical, plumbing, underfloor heating, air conditioning. The building is also equipped with a tracking photovoltaic system.

In aderenza al lato nord-est è stata costruita una tettoia in lamiera utilizzata come deposito merci; - Piano primo: è collegato al piano terra tramite una scala a chiocciola in graniglia di marmo e cemento con ringhiera in ferro ed una superficie di mq 592 circa ed un’altezza utile di m 3,20. L’accesso dall’esterno si ha dal piazzale adibito a parcheggio tramite una gradinata centrale corredata di due rampe laterali per portatori di handicap. Sul lato frontale è presente una grande vetrina in vetro ed alluminio, interrotta centralmente dalla porta di accesso principale che immette nell’ingresso-reception. Al centro dell’ingresso è posizionata un fontana rivestita in mosaico, in corrispondenza della quale, sulla copertura del fabbricato, è stata posizionata una cupola in plexiglass trasparente. Dall’ingresso-reception si accede a destra alla sala esposizioni ed a sinistra alla zona uffici, suddivisa in n.4 uffici, sala riunioni, ripostiglio, n.2 bagni. Per quanto riguarda le rifiniture, i pavimenti sono in parte in gres porcellanato ed in parte in monocottura, le finestre sono costituite da oblò in plexiglass e le porte interne sono in legno tamburato. La sala esposizione presenta controsoffitto in cartongesso con struttura in acciaio a vista. Gli uffici sono stati realizzati tramite pareti attrezzate rivestite in legno, alcune delle quali provviste nella parte superiore di finestre in vetro. that on 13 October 2022, at 3.30 pm at the office of the lawyer Paolo Fantusati located in Perugia Viale Centova n. 6 will be put up for sale WITHOUT ENCHANTING the real estate, as described below, in a

SINGLE LOT:

Full ownership rights on buildings destined to mill and feed mill with attached warehouses and offices and land located in the Municipality of Marsciano (PG) Via Tuderte n. 8, registered in the Real Estate Cadastre Sheet 152 part. 374 and 420 (stapled) Category D/7 Income: Euro 60.501,00 and in the Land Cadastre Sheet 152 part. 374 and part. 420 both registered in batch 1 "areas of urban and mixed entities".
Currently the properties are the subject of a company lease contract deed by the Notary Mario Biavati with expiration 31/12/2022.

The compendium is offered for sale at the reduced price of Euro 1,389,031.20.

All based on the original appraisal of the CTU Dott. Agr. Marco Cherubino Orsini of 19.11.2012 drawn up on behalf of the Court of Perugia as part of the approval procedure of the Creditors Agreement.

The complex is located on the outskirts of the Municipality of Marsciano in front of the railway station along the Tuderte road. The area around the factory is now completely built up with a prevalent housing and services destination. The land on which the regular-shaped buildings stand and is completely fenced and equipped with three large driveways, two are placed on the side of the office building intended for the passage of goods in and out, the third on the south side of the lot. The property area is almost entirely paved in helicopter-smoothed quartz cement and suitable for the transit and maneuvering of heavy vehicles.
The factory is well connected to the main extra-urban roads and is approx. 5 Km from the E45 highway.
It consists of:
Office and service building: the building stands on 3 floors plus an attic. The ground floor and the first are for office purposes, the second for residential purposes.
Flour mill: the building is mostly made of reinforced concrete. It is 20 meters high and spread over 5 floors. Inside it has equipment that must be considered "fixed by destination" or integrated into the structure and functional to it.
Warehouse: dimensions 50X25 ml, made of mixed structure, reinforced concrete pillars, roof slab sometimes in brick, infill always in brick.
Feed mill: Built starting in 1974, the main body is made of reinforced concrete flanked by two buildings: on the west side the raw material unloading lane, on the east side a room for the storage and bagging of feed.
Electrical cabin: designed to contain the transformers that power the entire factory.
Steelyard: n. 2 bridging steelyards with weighing surface measuring 18 x 3 ml and maximum capacity of 400 quintals.
The estimated price is net of the urban adaptation works, estimated by the CTU at Euro 30,350.00.
