On the day 17 january 2022 at 12 pm, before the notary Vincenzo Gunnella, in his office in Florence, via Masaccio n.187, the sale with irrevocable offer and possible tender of the real estate will take place according to the methods set out below:

DESCRIPTION OF THE GOODS

Portion of a building in Borgo San Lorenzo, via della Fangosa n. 22 and more precisely the office space (used as a residential house by the bankrupt company) on the second floor consisting of three offices, an archive, a hallway, a toilet, a balcony and a terrace on the back, all registered in the Real Estate Registry sheet 74 parcel 377 sub. 4, cat. A / 10, class 3 ^, 4.5 rooms, annuity of € 1,301.47, correctly registered;
State of possession: occupied as a residence by the bankrupt's family.
All as better described in the appraisal in deeds drawn up by surveyor Emanuele Corelli on 13 April 2012, which is valid in all respects for the exact identification of the assets themselves and for their factual and legal situation.
It is noted, as described in the report, that:
- the property needs the restoration of the local archive with the elimination of the illegal kitchen.
- the roof of the artisan workshop below of another property bordering directly with the parapet of the rear flat roof terrace, was made of asbestos-cement (eternit) and should be encapsulated or replaced.

Base price € 72,000.00
Minimum increase € 5,000.00
Security deposit € 7,200.00.
