Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due (plus VAT) has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
The Buyer's Premium will have a minimum amount of € 500.00 (+ VAT at 22% where applicable) as minimum commissions billable if the reference percentage applied to the sales value is lower
VAT:
Value Added Tax at a rate 22,00% will be calculated on the awarding price and added to it. (where applicable). VAT application may vary according to law depending on the awarding subject
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Obstaja služnost prehoda po dostopni aveniji do dejavnosti, iz javne ceste, saj je nepremičnina na listu 92, parcela 305 v lasti Industrijskega konzorcija, skupaj s parcelami 187, 303 in 304, ki sestavljajo lot, povezan s stavbo.
Obstajajo neskladnosti v katastru in urbanizmu.

Stečajna uprava je vložila upravni spor na Regionalnem upravnem sodišču za Lazio, oddelku v Latini, ki trenutno teče pod št. 23/2024, za razveljavitev in/ali spremembo z razglasitvijo ničnosti/neveljavnosti;

Nepremičnina na listu 92, parcele 583 in 310 v katastru zemljišč občine Latina, ter v katastru stavb iste občine, list 92, parcele 583, subb. 1, 2, 6, 7, poleg dveh nepremičnin b. c. n. c. z subb. 3 in 5 so bile oddane v začasno najem za dve leti, od 18/04/2024 do 17/04/2026, s pogodbo, registrirano 9/5/2024, v kateri je med drugim, v členu 12, ponovno podpisano na dnu s strani najemnika po členu 1341 cc, navedeno, da ima uprava pravico do odpovedi tudi v primeru prodaje in/ali tretjim osebam, ter da se je najemnik zavezal, da bo nepremičnine izpraznil brez ljudi in stvari, v 90 dneh od uveljavitve pravice s strani uprave, ali od prodaje, brez potrebe po predložitvi opozorila in brez možnosti, da bi se nasprotovala rezervi in/ali pravici zadržanja in/ali odškodnini.
