Lots Availability

Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.

Payment deadline


Awarded lots have to be paid in full within 120 days from the provisional awarding and within property transfer.   .

Buyer's premium due has to be paid within 10 days from awarding.

Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full  within 120 days from the provisional awarding and not afetr the date set for the property trasfer.


Buyer's Premium

A percentage of 1,00% charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law). 

VAT: 
Value Added Tax at a rate   22,00%  will be calculated on the awarding price and added to it. (where applicable). VAT application may vary according to law depending on the awarding subject


In case of insurgency of  any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website  translated in different languages, it will be applied the Italian language version of such texts

The structure is located in a buildable area, therefore the volume that can be realized with a possible change of use would make it appealing for demolition and reconstruction.

The finishes of the property are mediocre, dated, with many deteriorated areas that require maintenance work. Furthermore, part of the property on the cadastral map is identified as a courtyard but in reality has been covered with canopies and buildings that are not correctly or fully registered.
Some buildings have been expanded and not regularized. Depending on whether they want to be demolished or regularized, the costs and charges will be borne by the successful bidder.
For parcel 228 of sheet 24, which is still registered to third parties, it is specified that if during the transfer, the registration of this parcel does not go through, the buyer assumes the burden of regularization.
To proceed with the possible regularization of the company, three registrations should be made:
- the succession in favor of the siblings of the third of parcel 228;
- the sale of the parcel in favor of the bankrupt company of parcel 228;
- the registration of the transfer decree (relating only to parcel 228).
The cost of the three registrations would amount to about 220.00 € in direct expenses plus the fee of any professional.

It is noted that the presence of eternit requires encapsulation or replacement with very high costs, as well as the possible cost of demolition and disposal of the concrete tanks, if the destination were to be changed, may also be particularly burdensome. 

The entire property is subject to an annual lease agreement signed by the Curatela expiring on 17.12.2024, which states, in article 8), that the tenant "declares and undertakes to return all movable and immovable property at the expiration of the contract or, during the expiration of the contractual term, if the Curatela sells them, in the same conditions in which they were found and with a term for release of 20 days from the event that caused the termination".
