Deposit

The present auction is subject to a deposit of EUR 5.400,00.

Payment deadline

Payment for the lot must be made in accordance with the provisions of the draft business lease agreement attached to the auction sheet, to which reference is made for any further information.

Buyer's premium due has to be paid within 10 days from awarding.

Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 30 days from the provisional awarding.

The company lease agreement will be signed only after full payment of the awarding price, unless otherwise indicated by the Principal, the expenses and the Buyer's Premium, by means of a notarial deed according to the methods established by the Principal himself.

Buyer's Premium:

equal to one month (plus VAT) calculated on the annual rent resulting from the award at the end of the auction

VAT:

VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)

In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts

Preduzeće ne uključuje dugove i potraživanja koja su nastala pre datuma važenja zakupa, koja ostaju isključivo na teret Davatelja.

Zalihe u skladištu, koje trenutno ne postoje, nisu uključene u poslovni paket predmet ovog obaveštenja. Ako postoje na dan potpisivanja ugovora o zakupu preduzeća, biće prenete po troškovnoj vrednosti od Davatelja na Korisnika prilikom predaje poslovnog kompleksa. Biće redovno fakturisane i naknada, uključujući PDV, biće plaćena od strane korisnika u šest mesečnih rata počevši od meseca izdavanja fakture.

Davatelj se obavezuje da prenese Korisniku potrebne dozvole ako i koliko se odnose na obavljanje iznajmljene delatnosti; ovo prenosenje će biti važeće do isteka zakupa preduzeća.

Ugovor o zakupu preduzeća podložan je uslovu suspenzije da Regija Emilia Romagna, sa potvrdom ili ekvivalentnim aktom, odobri preuzimanje dozvola od strane preduzeća Korisnika koje su na teret preduzeća u sudskoj upravi.

Zakup će trajati pet godina. Davatelj ima pravo da zatraži, najmanje tri meseca pre isteka, produženje trajanja ovog ugovora.

Delatnost se obavlja u nepokretnosti koja je u vlasništvu trećih lica. Ugovor, registrovan 22/10/2015, ima trajanje od 6 godina sa prvim istekom 04/10/2021 i produžen je za dodatnih 6 godina, dakle do 04/10/2027, i sadrži klauzulu o tišini produženja.
