Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots must be paid in full in the notarial deed which will take place within 90 days from awarding.
Buyer's premium due has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from awarding.
Buyer's Premium:
A percentage of 2,50% charge + VAT will be added to the price of each awarded lot.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
The implementation tool that allows the development of the areas has been approved by the C.E.C. on 07.24.02 (prat. 1378/2002) and adopted by the City Council of Marsciano on 07.30.02 and with the draft agreement for the implementation of urbanization works approved by the same City Council on 10.28.2002 n . 128.
With resolution no. 5 of the Civil Code of 01-21-2005 and approval of 04-27-2005 n. 68 changes were authorized in the redistribution of the car park - modification of some entrances to the lots - downsizing of the routes and updating of the characteristics of the underground services;
With variations to the implementation plan imposed by the Umbria Region during the environmental impact assessment with managerial resolution no. 11690 of 12/18/2009 and authorized with Resolution no. 47 of the C.C. dated 06.22.2010, changes were made to resize the project volumes - different distribution of the project volumes - new planting scheme - requirements for car park paving - technical requirements to be used during the execution of the works - extension of the deadline.
Below are the amounts indicated in the agreement:
- Surface area 1,945 m2
- Project volume 2,500 m3
