Lots Availability
The buyer will be responsible for notary fees, legal taxes and all expenses relating to the sale, whether fiscal or otherwise. Communication regarding the exact amount of the charges and their correct specification will be made by the Principal as soon as possible.
Payment deadline
Awarded lots must be paid in full in the notarial deed which will take place within 90 days from awarding.
Buyer's premium due has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from awarding.
Buyer's Premium:
A percentage of 4,00% charge + VAT will be added to the price of each awarded lot.
VAT:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Se precisa che l’immobile ricade in zona speciale riservata ad attività de fornace (Zona D5), con obbligo de Piano Urbanistico Attuativo. Come evidenziato nel certificato de destinazione urbanistica allegato alla scheda d’asta, la richiesta der Fallimento de variazione della destinazione da zona speciale (D5) a zona D2 da urbanizzà è stata accolta parzialmente, in quanto vige l’obbligo der Piano Urbanistico Attuativo. Inoltre, er Comune de Malo, come da documentazione allegata, ha quantificato in Euro 508.897,50= er contributo straordinario che dovrà esse versato pe' la variazione della destinazione urbanistica dell’area.
Er prezzo base d’asta è quindi al netto der suddetto contributo straordinario che dovrà esse versato al Comune de Malo dall’aggiudicatario dell’immobile.
